Step 1: Consultation

Every historic project begins with a consultation. An onsite meeting allows us to understand your goals while evaluating the property’s existing condition, character, and historical significance. A3G can also help identify applicable historic tax credit opportunities.

Step 2: Proposal

Following the consultation, A3G conducts preliminary research and prepares a detailed proposal outlining the recommended services, scope, and associated fees.

Step 3: Research

This step sets historic projects apart. We research the property’s history and architectural significance using local archives, the National Register of Historic Places, and applicable Secretary of the Interior’s Standards for Rehabilitation. This research helps establish the period of significance and guide an appropriate restoration strategy.

Step 4: Documentation

A3G documents existing conditions through measured as-built drawings and comprehensive photography. This information establishes a foundation for developing design options and documenting historic features.

Step 5: Preliminary Design

We develop a restoration strategy and preliminary design plans that identify proposed changes while respecting the property’s historic character.

Step 6: Approvals

A3G prepares and submits the required applications for local, state, and federal review, depending on the project and applicable preservation requirements.

Step 7: Design Development

Following preliminary approvals, we refine the design and coordinate with consultants to develop the building systems and technical details required for the project.

Step 8: Construction Documents

Once approvals are secured, A3G prepares detailed Construction Documents for permitting and construction, incorporating the requirements of the applicable preservation guidelines.

Step 9: Construction Observation

Throughout construction, A3G helps protect the design intent through site observations, field reports, responses to contractor questions, shop drawing review, and payment application review.

Step 10: Verification

Upon completion, the project is photographed and documented to demonstrate compliance with applicable preservation requirements. This documentation can then support the final historic tax credit process with the appropriate tax professionals.
